How to Sell Your Home in a Seller's Market

It's easier to sell your home in a seller's market, but that doesn't mean the home will sell itself. Selling your home requires strategy and planning, and in a seller's market there are specific things you can do to get the best offers. Here are some tips for selling in a seller's market:

Clean & Stage

A hot seller's market doesn't mean you don't have to clean and stage your home for buyers. It's still important to make a good impression on anybody who tours the home or even passes by while outside. Spend some time improving your curb appeal by tidying up landscaping, adding container plants or power-washing your front porch. Inside the home, make sure everything is clean and de-personalized. This will help buyers imagine themselves living happily in your home.

Lower the Price (Just a Bit)

If you list your home just below market value, you'll see offers quickly. Don't undercut the price to the point of creating a loss, however. Decrease the purchase amount by just enough to provide room for negotiation and to encourage larger offers from motivated buyers. Even dropping the price by a few thousand dollars can make a dramatic difference in the attention your listing will get. For additional advice, work with your real estate agent to find the best price.

Trust Your Agent

No matter how easy it might seem to sell your home yourself, working with a real estate agent will benefit you in the long-term. Not only will you get better offers from qualified buyers, you'll also have somebody to represent you in negotiations and other parts of the transaction. Selling your home is a full-time job--let the agent do the work. Of course, you will want to be communicative and present during the process, but placing trust in your agent will result in a more successful sale.
